    Thanks for the video. However, I feel I need to mention that leverage on real estate investing is risky. It’s how hundreds of thousands of people went bankrupt in 2008. Leverage sounds smart until you factor in risk.

    Real estate generally appreciates, but many leveraged investors are not prepared for the inevitable downturns.

    I feel that 5% of your wealth in gold is a good way to hedge against a drastic downturn in stocks or the real estate market. Its the most low-risk & low-return asset. It’s what we’ve used for 5000 years and has a rock-steady record. We could have bought gold in 2005 for half of what it is now. Sure it has been flat recently but thats its m.o. it can’t get printed from nowhere like the US dollar.

    I think you should have mentioned average returns. i believe for real estate, the average return over the long run is 3% per year. For the S&P it is 8% or 9%. Bitcoin is 212% average annual over the past 5 years. With real estate, you might get 3% growth plus another few % points for renting, but just because you have two sources of income doesn’t mean it generates the highest total % on average.

    Very interesting comparison. I’m no investor with bitcoin like you Ryan and I talked about it a bit with my videos. But those ideas of stocks and real estate with dividends, share buybacks, rent, etc…I love those concepts. Even if the asset value goes down you still make money from it. I feel like a real estate investment is for larger sums of money while stocks are good to invest at any time 🙂

    yeah, but have you seen the percentage gains in Crypto Bruhhh. Ripple has done over 30,000% YTD No stock in history can do that, a decent percentage in for real estate is like 7%. High risk High High Reward

    You need to do more research, you are simply wrong on many points. A) There is CC (cryptocurrencies) you can earn passive income off B) Debt reduction is actually a negative to investing in shares. It could go either way depending on the competency of the management team. C) There are CC that pay a rental. STEEM is a perfect example. I lease my steempower and earn a daily interest off that… amazing interest. Much better than anything you would see with property or shares. D) There are platforms that let you borrow money using your CC as collateral.

    Almost every point you raised is either misleading or straight out wrong. Also why invest in one, when you can invest in all three.

    Ryan, the main point of buying Bitcoin is not necessarily to increase in value, a lot of people invest in it just to hedge against the devaluation of fiat currencies. Many people invest in Gold not because they want it to increase in value, they just want to make sure they maintain the same value vs goods for example. Gold/Bitcoin/Silver etc. are all great assets to combat inflation and local/regional market risks.

    Forget about Bitcoin. I can think of at least a dozen coins that pay what are the equivalent of dividends. Exchange tokens and lending platforms come to mind (I never use lending platforms). You can also trade on margin if you have a big enough wallet. The conversation always gets monopolized by Bitcoin when it should be about the blockchain. There’s so much more interesting things happening. Take a platform token for example. It actually has intrinsic value because there are computer networks being built that are platforms for creating highly advanced software. The only way to utilize the platform is to have those tokens…so unless the need for computer software dies off I think those coins are going to be valuable. Bitcoin is boring.

    Another thing with real estate is you can leverage your tax write off. They allow something like the complete value of the the home over a period of 27.5 years. So average house is 250k that’s almost 10k a year tax write off. A lot of times that’s enough to completely offset taxes for rental profits. And leverage aspect is that you can write this off fully even with the house on a mortgage with only 5-10 or 20% down.

    You forgot to say that with Real Estate you can “enjoy” your asset and save big by living in your home and saving on rent! Real Estate is something a beginner should make priority.
